Assistant Property Manager Salary 2026: In House vs Offshore, the Real Numbers

What does an APM really cost in 2026? US salary plus the loaded extras, versus the offshore alternative, with real numbers.

The assistant property manager is the workhorse role of every management company, and in 2026 it is also one of the hardest to hire and keep. Here is what the role actually costs, in house and offshore, with the loaded numbers most salary guides leave out.

US APM salaries in 2026

Base salaries for assistant property managers in the US typically run $45,000 to $60,000 depending on market and portfolio type, with high cost coastal markets like Los Angeles, Orange County, and San Diego at the upper end and beyond. But base salary is not your cost.

The fully loaded cost

Add payroll taxes, benefits, insurance, software seats, equipment, office space, and PTO coverage, and a $52,000 APM costs roughly $65,000 to $75,000 per year, or about $5,400 to $6,200 per month. Add recruiting: a replacement search costs $3,000 to $7,000 in fees or weeks of your own time, and APM turnover is chronic because the role is a stepping stone.

The offshore comparison

An experienced remote APM from the Philippines through a managed partner costs $1,900 to $2,400 per month all inclusive. That covers the person's full compensation plus recruiting, vetting, HR, payroll, weekly QA, backup coverage, and replacement. Same core duties: resident communications, work order coordination, leasing support, delinquency follow up, and renewals, executed inside AppFolio, Yardi, Buildium, or Rent Manager on your business hours.

What stays local

Offshore APMs do not walk units, meet residents in person, or make legal judgment calls. The winning structure pairs one local senior property manager with one or two remote APMs handling the software and communication workload. That structure typically supports 30 to 50 percent more doors per local manager.

The math at portfolio scale

Replace one open APM seat with a remote APM and you save roughly $35,000 to $45,000 per year. Do it across three seats and you have funded a full time local business development hire with money left over. This is why offshore APM staffing has moved from cost tactic to growth strategy.
